Who sends these messages
SMS messages from Willis Lakes are sent by Gated Rentals ("we", "us"), which operates Willis Lakes in Willis, Texas. Our toll-free sending number is +1 (866) 366-5727.
What we text you about
This is a transactional SMS program. You will only receive messages tied to your direct interaction with us:
- One-time passcodes (OTP) to confirm your phone number during application or sign-in.
- Application updates — status, missing documents, approval/denial, adverse-action notice.
- Tour confirmations and reminders if you scheduled an on-site or virtual tour.
- Lease and resident notifications — signed-lease links, move-in scheduling, key handoff, maintenance updates, lease renewal.
- Payment confirmations and reminders — receipts, autopay status, returned-payment alerts, late notices.
- Replies from our property management staff when you message us first.
We do not send marketing or promotional SMS through this program. We do not sell, rent, or share your phone number with third parties for their marketing.
How to opt in
You opt in by providing your mobile number on one of our forms and checking the SMS-consent box. Specifically, opt-in happens at:
- Application form — apply.willislakes.com. The phone field includes the disclosure: "By providing your mobile number, you agree to receive SMS messages from Willis Lakes about your application, tour, lease, or payments. Msg & data rates may apply. Msg frequency varies. Reply STOP to opt out, HELP for help."
- Inquire-now form — willislakes.com/inquire/, with the same disclosure on the phone field.
- Tour and call scheduling forms on willislakes.com, where you provide a phone number to be reached for the appointment.
- In-office sign-in or paper application where you provide your phone number to staff.
You can also opt in by texting any of the keywords START, YES, or UNSTOP to our number after you have previously opted out.
How to opt out
Reply STOP to any text from us at +1 (866) 366-5727. You will receive one final confirmation message and no further texts on the program. You can also email willislakes@gatedrentals.com to request opt-out.
If you opt out, transactional messages tied to a live lease (such as urgent maintenance notices) may still be sent where permitted by law. Opting out of SMS does not affect email communications or your lease obligations.

Message frequency
Frequency varies based on your activity with us. Typical applicant flow is 2–6 messages over 1–2 weeks. Active residents may receive 1–4 messages per month for billing and maintenance.
Cost
Standard message and data rates from your wireless carrier may apply. We do not charge a fee for the SMS service itself.
Supported carriers
The program is compatible with all major US wireless carriers including AT&T, T-Mobile, Verizon, U.S. Cellular, and most regional carriers. Carriers are not liable for delayed or undelivered messages.
Privacy
Phone numbers and message content are stored under our Privacy Policy. We will never share your number with third parties for their marketing. SMS opt-in data, including your consent record, is kept solely for our compliance and operational use and is not shared with affiliates or partners for marketing purposes.
Changes to this program
We may update this page from time to time. We will post the new effective date at the top. Continued use of the SMS program after a change means you accept the updated terms. Material changes will trigger a new opt-in confirmation.
